Quick answer: Compton can be a good place to live, especially if you want space and equity without the Los Angeles County price tag. The median home here sells for $652,145, about 29% below the county median of $922,295. Downtown LA sits 16 minutes away by car, or 34 minutes by train. Safety numbers run higher than the county average, so this isn't a sales pitch that skips the hard part.

What does it cost to live in Compton right now?

Compton is one of the more affordable cities in Los Angeles County, and the gap is real. The median home sold for $652,145 in June 2026, up just 0.3% from a year earlier. Homes spend a median of 48 days on the market, five days faster than last year, and they close at 100.5% of list price. The county median sits at $922,295. That puts Compton about 29% below the county as a whole. For a buyer priced out of Torrance or Culver City, that gap is often the whole plan.

Is Compton safe?

Compton's crime numbers run higher than most of Los Angeles County, and I won't pretend otherwise. NeighborhoodScout gives the city a safety score of 3 out of 100, meaning 97% of California communities report lower crime. Violent crime sits near 12.5 incidents per 1,000 residents, well above the national median of 4. Property crime runs about 31 per 1,000, against a national median of 18.

There's a wider trend worth knowing. Los Angeles saw a 20% drop in homicides in the first half of 2025 compared to 2024, and the city is on pace for its lowest homicide total in 60 years. Gang-related homicides in targeted zones fell 45% in 2024, after a 56% drop the year before. I don't have a verified, Compton-only crime trend to hand you, so ask me for block-level data on any street before you commit. That's a five-minute call, not a guess.

What are Compton schools like?

Compton Unified earns a B- overall from Niche, with real strengths in specific areas. Teachers earn an A-, and College Prep comes in at B+. State testing shows 41% proficiency in math and 51% in reading, on a student-teacher ratio of 24 to 1. It isn't the top of the county, and it isn't the bottom either. A few standout campuses sit inside the district, so ask about the exact school your address feeds into before you rule the area out.

How is the commute from Compton?

Compton sits close to everything, and that's a big part of why it works. Downtown LA is 10.4 miles away, a 16-minute drive most hours. The Metro A Line runs from Compton Station to 7th Street/Metro Center in 34 minutes, for $2 a ride, with trains roughly every 15 minutes. If your job runs through downtown, Compton keeps you in range without the price tag that comes with it.

Is now a good time to buy in Compton?

The city just put real money behind growing itself. In November 2025, Compton approved a $143,270 contract for a new economic development strategic plan, guided by the Natelson Dale Group through 2026. The plan targets six commercial corridors: Compton Boulevard, Long Beach Boulevard, Rosecrans Avenue, Alameda Street, Central Avenue, and Wilmington Avenue. Priority industries include logistics, warehousing, healthcare, and creative and media work, all of it leaning on Compton's spot near the Ports of Los Angeles and Long Beach. That's the kind of investment that tends to move prices, eventually. It hasn't yet. The numbers above are where things stand today.

What about Richland Farms?

Richland Farms is the pocket of Compton most people have never heard of. It's zoned agricultural, with half-acre to full-acre lots and livestock allowed, deeded back to 1888. It's home to the Compton Cowboys, a group of childhood friends who have used horseback riding to mentor local kids since the 1980s, grown out of the Compton Jr. Posse nonprofit. It's a different Compton than the one most headlines describe, and it's one of the reasons I love working this market.
